Q: What projects require Architectural Review?

A: Any changes to the exterior of your lot require review by the Architectural Review Board. This includes, but is not limited to, painting (color changes), decks, patios, structures, outdoor lighting, landscape changes, window replacement, siding replacement, etc.

Q. How do I submit an Architectural Change Request?

A: You can access the form via the HSC website (you must be a registered user). You can upload the additional documents via the T&T app or computer. Please ensure you have all the required documents. Once the information is uploaded the management company is made aware of the new request. Your manager will reach out to you once the Architectural Review Board has reviewed your request. Please do not start any projects until you have heard back from the community manager.

Q: What do my HOA dues cover?

A: The HOA dues cover all contracted and non-contracted expenses. This may include insurance, landscaping, amenities (pools, tennis courts, basketball courts, etc.), management, etc. Each year, the budget outlines proposed contracted services and budgeted figures for non-contracted expenses. While our goal is to adhere to the budget, unforeseen expenses may occasionally arise.

Q: What do the Lifestyle dues cover?

A.  Lifestyle dues cover mowing and lawn treatments (fertilization and weed control of turf only) during the mowing season. Lifestyle dues also cover snow removal which includes driveways and sidewalks. Snow removal services will only be performed if the Highlands receives 3 inches or more.

Q. How do I pay my HOA dues?

A.  There are several payment options:

     • Check payment through your bank: Depending on your banking options, you can send a check directly from your bank to us at no charge. Please ensure to note your account number on your check.

     • Pay directly from your Frontsteps/T&T Network account: You can conveniently pay using your credit card or by ACH transfer. Please note that there is a fee associated with this option. This site will not use debit cards.

     • Via HSC website: Click the link at the top of this page that says Make a Payment. This will take you to the Frontsteps payment portal. Please be aware that there is a fee for Credit Cards, Debit Cards, and ACH payments. On the Frontsteps portal you may also set up recurring payments via ACH at no additional cost.

     • Mail a check: You also have the option of sending your payment through the mail. To make sure the check is credited to the correct account, please make a reference to your account number or your address in the community. Please be advised that you can mail the check with the address on your statement or you can send payments directly to the T&T office. Our mailing address:

Q: Why does the HOA have a Reserve (savings) account?

A: The HOA Reserve account is essential to ensure sufficient funds are available for capital repairs and improvements. A Reserve Study has been done to determine the necessary contributions from the operating account to the Reserve account. There is no fixed percentage as each community has unique amenities, structures, and requirements. A Reserve account is crucial for all Homeowner Associations.

A: You can access all your HOA documents through this website as a registered user. These may include the Declaration of Covenants and Restrictions, Bylaws, Articles, Rules and Regulations, Architectural Change Requests, and more.
